How It Was...How It Is & How It Looks!

Remembering the great days of Real Estate.... homes moving fast, loans closing at the speed of light, rates low and anyone with a pulse could just about get a loan! 

Fast forward to today and it looks like.... homes sitting for months to a year, loans close at a snails pace, rates still fairly low (but harder to get) and even the semi stronger pulse may get turned down for a loan!  Well with that said, this lil infograph will put more of a light of just how tough it is out there!

Chicago Mayor Proposed Water Hike!

The City of Chicago is definitely in need of money to overcome their financial troubles!  Chicago Mayor Rahm Emanuel has proposed a budget that calls for a whopping 70% hike in Lake Michigan water rates over the next four years.  This proposal will increase the price of Lake Michigan water by 25% in 2012 and then by 15% each year for three years. 

Majority of the suburbs of Chicago gets their water from Lake Michigan and this rate hike will increase water bills for much of the suburbs of Chicago that uses Lake Michigan water as their main source.

The new proposed rate hike in water will further put a squeeze on the financially strapped Chicago suburban consumers.  Homeowners and renters can now add this substantial increase to their ever increasing sustenance living expenses.

Has The American Dream, Gone Up In Smoke?

As home prices continue to fall and the labor markets remain weak, low rates are not enough to make buyers want to get into the housing market anytime soon.

Families are actually opting out of homeownership and are turning to renting homes instead of taking out a mortgage to own them.  As it gets tougher and tougher to qualify for a mortgage to buy a home the American Dream of Homeownership is falling. 

If families opt out of homeownership the real estate industry will have a much harder time rebounding from the suppressed real estate market.  That is why it is important that the real estate industry find ways to create an environment where homeownership is sought after.

A List Of Things To Do With A Real Estate License Besides Selling Houses

With the changing market a lot of real estate agents may find themselves wondering what else can they do with their real estate license besides buying & selling houses.  Well here are just a few things a real estate agent can do with a license. 



1. Apartment leasing agents: Many landlords and agencies need someone who can show property to prospective tenants, write lease agreements, and take care of other details. Rather than hiring an outside broker to perform this work they will manage this process in-house and hire their own leasing agent as an employee.

2. Licensed Assistant: This can have its perks as you will probably have set hours, steady paychecks, and not get the complaint calls from clients. Become friends with the top producers in your area or watch for ads to see if any are needing extra help with their workload. You can also consider becoming a virtual assistant.

3. Writer: The internet is an open market for writers, especially those who can offer a viewpoint in a specialized field such as real estate. You can start your own website or publish articles on sites such as AssociatedContent.com. You can also search for paying writing jobs on sites such as sologig.com.

4. Real Estate Scout: Many companies often need someone to scout out properties for new locations or developments. There are also many investors who can benefit from having a full time employee on hand who can help find houses that have excellent future profitability.

5. Marketing Assistant: After having my daughter I just couldn’t see myself going back into real estate full time. I partnered with a few high profile agents and became their marketing assistant by helping them with mailing campaigns, brochure designs, newsletters, and other marketing related activities.

6. Home Stager: While you may need additional professional designations this can be a profitable business by meeting with potential sellers and helping them choose what changes are necessary to sell their home as quickly as possible and for the highest price. Bonus: You might even be able to earn some referral dollars by referring your clients to agents to sell their home.

7. Title and Closing: There are many title and closing companies that can offer jobs in gathering and coordinating the necessary documents and procedures for closings. As more and more banks depend on larger companies to do this for them, many job opportunities are available.

Buying A Home In Today's Market With No Money Down Or No Credit!

The real estate market has definitely changed and has made buying a home harder, but that does not mean that you CAN'T buy a home if you are unable to meet today's real estate buying criteria!!  With stricter credit criteria and larger down payments a home buyer may be wondering how they can finance their dreams of being a homeowner. 

This tip I present is not necessarily a new tip, it actually has been around for a long while and is usually used by investors as a way to secure properties without money or credit.  There are so many creative ways to own a home; the trick is that you have to think outside the traditional box of buying a home and research, research!  Good Luck!

ForSaleByOwner.com CEO Uses BROKER To Sale His Home

Colby Sambrotto the former CEO and founder of ForSaleByOwner.com tried for six months to sell his 2,000 square foot New York condo on his own using online classified ads and FSBO sites but after no luck or takes he opted to hire a BROKER.

His decision to ditch the Do it yourself route and to hire a Real Estate BROKER led to multiple offers and closing over $150,000 over the original asking price.  The Wall Street Journal reported that the listing sold for $2.15 million including a 6% commission.

This story goes to show that using a REALTOR is probably one of the smartest things to do when it comes to selling your home.  80?% of FSBO’s eventually have to list with an Real Estate agent to get their house sold…cause it’s harder then what it looks.

Bank Foreclosures For Rent?

With home values still declining and rent prices continually increasing, the government is conjuring up a new plan to rent out foreclosed homes, to help stabilize the real estate market.

With this new plan lenders would be able to take advantage of increasing rent prices to cover the costs of holding on to foreclosed properties until the market stabilizes again.  According to the “experts’ lenders might be able to make a profit on eventual sales if renting works out.

One of the stumbling blocks of this plan is renting out foreclosed homes would place the government (Freddie and Fannie) and mortgage lenders in the role of landlords but this could be a beneficial way of creating jobs, as there would definitely be a need for property managers to help control and manage the new estates.

Also another plan the government is looking into is rather then having the government and lenders rent out the homes directly, they can encourage investors to buy the foreclosed homes at a discounted price in exchange of the investors agreeing to rent them out instead of trying to flip them.  The investors could then use the services of a property management firm to handle the day to day business of handling the property.

Home Staging Gone Wrong..... Dogs Gone Wild!

Home staging is a valuable tool in selling your home it's important that it is presented well to the public via home tours and photo listings.  The Realtor(s) of this nicely staged home probably was "excited" to use this nice photo in their listing photos and published it without giving it a closer glance!  Well apparently the Realtor(s) were not the only ones "excited" the two doggies in the background that are getting it in....were obviously excited too!
